The University of Nevada, Reno (“UNR”) is the state’s flagship public university and enrolls nearly 21,000 undergraduate and graduate students. A private real-estate investment company engaged Scion to preform a Market & Capture Rate Analysis to inform their decision to acquire an existing purpose-built student housing property (“Subject Property”) near campus.
Focusing on UNR, Scion conducted research related to current enrollment trends, demographic information, as well as current, master leased, and future campus housing. The report also reviewed current and future purpose-built student housing surrounding campus including rates, condition, occupancy, and capacity.
Through this research, Scion calculated an achievable capture rate for Fall 2022 and recommended competitive rates based on the UNR market. Scion also found that the Subject Property was at a unique advantage as it would be one of the closest properties to the campus’ newest expansion, the Gateway District.
