Servitas, who is serving as the P3 developer for Orange Coast College (OCC), engaged The Scion Group to conduct a Student Housing Preference Survey and to perform Pre-Opening Advisory Services for the new student housing at OCC. The survey involved analyzing student demand preferences for the contemplated property for students enrolled at Orange Coast College.

- Staffing plans, which include residential and living and learning program staff
- Residential Life policies
- Complete various feasibility and cost/benefit analyses
- Management costs and leasing analyses
