Thompson Rivers University has a full-time student population of more than 6,968 in Kamloops, BC, with a current residence capacity of 877 beds in two residences that are currently operating at full occupancy. TRU projects moderate growth in the next 10 years, and one of its residence buildings has a limited remaining lifespan. TRU engaged Scion to perform a Student Housing Market and Demand Analysis to determine the future demand for residence at TRU and assist the institution in planning for future residences and other developments.
The study primarily involved a market and demand analysis; Scion projected demand for the project from the University’s students and provided an assessment of market conditions in off-campus rental properties and areas that attract and/or are marketed to TRU students. Demand was assessed through an online survey, student focus group sessions, whiteboard sessions, and meetings with key stakeholders from the institution. Scion considered enrollment trends and campus planning goals toward estimating demand and took a close look at the TRU Master Plan as well as enrollment projections and the Kamloops housing market while establishing recommendations for any new student residence. Other considerations on this project included recommendations for including campus housing options for students with a variety of financial means, aboriginal students, and cultural ceremonies. The resulting unit mix was also intended to balance students’ desire for privacy with students’ desire for affordable housing.
